Your Step-by-Step Roadmap to a Smooth Closing

This guide walks you through each stage of the process so you’ll know exactly what to expect from listing to closing day.


1. Listing Your Home

Once you decide to sell, your real estate agent will help you determine the best listing price and prepare your home for the market.

What you can expect at this stage:

  • Gather important documents (mortgage information, tax records, HOA docs if applicable).

  • Make repairs and touch-ups that can increase your home’s appeal.

  • Understand potential closing costs, including title fees, taxes, and agent commissions.

2. Receiving & Accepting an Offer

When an offer comes in, your agent will present it to you. Once you accept, the buyer and seller sign a purchase agreement—the official contract outlining the terms of the sale.

At this point, Mitten Title Agency gets involved. We open a title order and begin our work behind the scenes.

3. Title Search & Examination

Our team conducts a comprehensive title search to verify that the property can be legally sold. We check for:

  • Existing mortgages or liens.

  • Unpaid taxes or HOA dues.

  • Ownership history and deed accuracy.

If any issues arise, we work to resolve them quickly so they don’t delay closing.

4. Escrow & Funds Handling

Mitten Title Agency acts as a neutral third party, holding all funds securely in escrow until closing. This ensures everyone is protected and that money changes hands only when all conditions of the sale are met.

5. Preparing for Closing

As the closing date approaches, we coordinate with the buyer, seller, lenders, and agents to gather all required documents.

What you’ll need to provide as the seller:

  • Valid government-issued photo ID.

  • Keys, garage openers, and security codes (to hand over at closing).

  • Payoff information for your current mortgage.

  • Forwarding address for final statements and proceeds.

6. Closing Day

This is the big day! At the closing table, you’ll:

  1. Review and sign the seller’s documents.

  2. Hand over possession of the property (keys, codes, etc.).

  3. Receive your net proceeds via wire transfer or check.

Our closing agent will walk you through each document, answer any questions, and ensure everything is completed correctly.

7. After Closing

Congratulations—you’ve successfully sold your home! Mitten Title Agency records the deed with the county, finalizes all payouts, and provides you with copies of your signed documents.
